“OASIS 31” – Sustainable refurbishment project in Düsseldorf-Heerdt

Düsseldorf, 10th February, 2023. The project name “OASIS” says it all: in compliance with ESG criteria, the existing buildings on Heesenstraße 31 are being developed into an oasis for people who are looking for modern workplaces in the high-quality designed courtyard with a biotope that also gives them space to breathe and relax. The project aims to achieve the BREEAM Green Building certification.

During the development, die developer are taking the ESG criteria of the EU taxonomy into account. Focus is placed on reducing CO² emissions. As such, the existing buildings are being preserved as far as possible, or else they are being partly rebuilt in a way that is sustainable and conserves resources.  Older elements of the façade are being replaced by a new, technical façade, for example. Furthermore, plans include a photovoltaic system, the use of recycled materials, energy-efficient building technology and a reduction in water consumption and demand for primary energy. The program is rounded off by a mobility concept that provides charging stations for electric bicycles and cars as well as sharing models for electric scooters and bicycles. Plans for the ground floor include an in-house restaurant that benefits from the advantages of the water basin and the landscaped inner courtyard.

The project’s first anchor tenant was impressed by these advantages at the start of the year. CGI Deutschland B.V. & Co. KG is a subsidiary of the CGI Group which was founded in Canada in 1976. With 90,000 employees worldwide, it counts as one of the largest IT and business consulting companies in the world.

“We are delighted to have impressed CGI with the sustainable realignment of the building. In the past, all of our projects have been recognised for their especially sustainable development. With OASIS, we want to set standards in terms of project development within the meaning of EU taxonomy,” says Bastian Julius, Managing Director of the executing project company of die developer.

The property, which measures approximately 6,870 m², was owned by FUJIFILM Europe GmbH for around 50 years before being taken over by ddp dritte Development GmbH, a company in the die developer Group, in June 2022. Centrally located, the property offers excellent connections to the motorway and the city centre and is well served by the Heesenstraße and Werftstraße public transport stops. Shops are available within walking distance.

The future rental space with an office area of 10,500 m² can conceivably accommodate 650 jobs. Demolition work has been ongoing since June 2022 and is now moving on to the inner courtyard. The property will be ready to welcome its first tenant at the end of 2023.
