The project name OASIS says it all with this office building. In compliance with ESG criteria, the outdated existing buildings on Heesenstraße 31 are being developed into an oasis for people who are looking for modern workplaces in the high-quality courtyard with a biotope structure that also gives them space to breathe and relax.

When developing the project, die developer made sure they complied with the ESG criteria of the EU taxonomy. Focus is placed on reducing CO² emissions. As such, the existing buildings are being preserved as far as possible, or else they are being partly rebuilt in a way that is sustainable and conserves resources. Other measures include:

  • The installation of a photovoltaic system
  • The use of recycled materials and reduced water consumption
  • The development of split air-conditioning devices and their outdoor units from a nearby portfolio property belonging to die developer and their reuse in OASIS
  • Energy-efficient building technology that reduces the need for primary energy
  • A mobility concept that provides charging stations for electric bicycles and cars, as well as sharing models for electric scooters and bicycles.
  • Beehives on the property should also contribute to the building complex’s ecological footprint.

An in-house restaurant and attractively revitalised water basins and green areas in the inner courtyard all contribute towards creating an oasis for the building’s future users.

The site, covering 6,870 m², has been owned by FUJIFILM Europe GmbH for the past 50 years. The initial ideas for refurbishing the property came about in 2019 with the project initiator “Places Projekt & Entwicklungs GmbH”. The property was acquired on 1st June 2022 by ddp dritte Development GmbH. The site has a central location and offers excellent connections to Düsseldorf’s airport as well as to the city centre and the motorway. Shops are available within walking distance. After the conversion, up to 650 workplaces will be available on the space of approx. 12,000 m², and sufficient car parking spaces are already available on the adjoining premises.

Many of our projects have been certified in the past for their especially sustainable development. When implementing OASIS, we went the extra mile and complied with EU taxonomy regulations, setting new benchmarks in project development.

The deconstruction work was completed by the end of 2022, and the reconstruction and development work has been underway since the start of the year. The first tenants are expected to move in during the autumn of 2023.
