The Bredeney Office Park, built in 1996 in the Bredeney district of Essen, comprises a total of 45,000 m² of leasable space spread across two building sections. The building facing Hatzper Straße is set to be converted into the new Essen Police Headquarters based on a design by Schrammen Architekten. In addition to extensive modernization work, plans also call for a technical separation of the two building sections.
These construction measures are intended to provide the future police headquarters with custom-designed spaces that meet the requirements of police work.
The second building will remain a separate structure and will be added to the real estate portfolio of a company belonging to the Gustav Zech Foundation. It will continue to be managed as a multi-tenant property and offers attractive space for a wide variety of companies and institutions.
The planned energy-efficiency measures will result in a renovation of the entire existing facade, offering the opportunity to enhance the building’s appearance and, in particular, to create a unique and distinctive facade at the corner of Hatzper Street and Theodor-Althoff Street. The redesigned main entrance on Theodor-Althoff-Straße is accentuated by the glass facade of the two-story foyer behind it.
At the very top, on the 5th floor, the building will feature a glass facade in the police’s signature blue color, visible from a distance. This will make the “crown” the urban architectural highlight of the existing building complex and, moreover, an architectural feature visible from afar.
Preserving the existing building fabric conserves valuable resources by avoiding energy- and material-intensive demolition and new construction processes. This results in durable, economically viable buildings that demonstrate environmental responsibility. In this way, it contributes not only to climate protection but also to sustainable urban development and the strengthening of regional building culture.
Extensive renovation work will be carried out, particularly with regard to energy efficiency and building services. The comprehensive renovation—including the facade and associated insulation, as well as the building’s HVAC systems—will result in a so-called “Efficiency Building 55.”
