In collaboration with the architectural firm &MICA, plans are underway to create a harmonious ensemble comprising the former industrial hall and complementary new buildings, which will meet modern usage requirements and blend seamlessly into the surrounding environment and urban context. The centerpiece of the development remains the impressive industrial hall, a section of which will be opened to the public and, with spaces dedicated to culture and dining, will serve as the heart of this vibrant neighborhood.
In addition, new buildings with approximately 150 modern apartments will be constructed on the site, designed to meet Düsseldorf’s steadily growing demand for housing with an attractive offering.
The mix of commercial, public, residential, and parking uses will connect the Unternehmerstadt and maxfrei neighborhoods and serve as a new center for Derendorf.
The urban design concept opens up what has long been closed off. Hall 29 becomes a permeable space featuring areas for culture, dining, and social interaction. New pathways and sightlines integrate the site into the urban fabric. Between existing and new buildings, plazas, courtyards, and passageways emerge, facilitating both movement and relaxation.
The new structures create space for diverse lifestyles. Approximately 150 apartments complement the public and commercial uses, together forming a balanced fabric. Dining and flexible commercial spaces enliven the neighborhood, connecting the adjacent districts of Unternehmerstadt and Maxfrei to form a new, cohesive part of Düsseldorf.
Central open spaces connect the buildings and create a place for people to gather. Green roofs, retention areas, and permeable paving improve the microclimate and allow the open space to breathe. The green center becomes a unifying element—open, tranquil, and social.
Industrial architecture shapes the space while being transformed for a new era. A part of Düsseldorf that connects the past and the future.
The project views sustainability as a cycle. Existing structures are expanded upon rather than replaced. Resource-efficient construction, solar power, rainwater management, and green spaces support the project’s ecological goals. Social interaction is equally important: spaces for gathering, flexible uses, and community programs strengthen the neighborhood.
