The »Lichtwerk« project offers one of the last opportunities to create a mixed-use campus near the S-Bahn ring. We are delighted to have acquired such an interesting property in a prominent location in Berlin and to be able to develop our first project in Berlin together with our partner PATRIZIA.
The property features existing buildings protected as historical monuments or as part of a historic ensemble, with approximately 32,000 m² of gross above-ground floor area. Originally, the property was used for the production of baked goods and sausages for KONSUM retail outlets and has been leased out in small units since the 1990s. Many parts of the site are currently unusable and are to be carefully revitalized as part of the development. An industrial-style campus with a wide variety of spaces and uses is planned for the site. Offices, laboratories, and craft workshops are intended to offer a diverse site to a broad target group.
Three architectural firms were selected for the eight different buildings on the site; these firms have extensive experience with both new construction and the preservation of historic and existing buildings, and are capable of developing the best possible lighting concept for the Lichtwerk. The architectural firm &Mica has been commissioned for the bakery, the gatehouse, the workshops, the boiler house, and the coach house. The architectural firm Grüntuch Ernst Architekten is designing the terrace house, the cube, and the workshop building, where our current tenants will be brought together. The manufactory is being handled by the architectural firm Julian Breinersdorfer.
Preserving existing buildings conserves valuable resources by avoiding energy- and material-intensive demolition and new construction processes. This results in durable, economically viable buildings that preserve cultural heritage while also demonstrating environmental responsibility. In this way, it contributes not only to climate protection but also to sustainable urban development and the strengthening of regional building traditions.
