The first office building with superpowers, featuring over 13,000 square meters of state-of-the-art office space and the city’s largest LED wall.

Vision

In northern Düsseldorf, a high-rise from the 1970s has been revitalized with a striking new façade and rebranded as FANTASTIC FORTY FOUR—the first office building with superpowers, offering over 13,000 m² of state-of-the-art office space and the city’s largest LED wall.

Architectur

Due to the excellent condition of the load-bearing structure, it was largely preserved and forms the foundation for an otherwise completely new building, which features several unique selling points, particularly exceptional usage possibilities with a clear ceiling height of up to 3.80 m on standard floors.
Steps in the façade form irregular blocks that dominate the L-shaped structure and provide access to newly created balconies and terraces.  The centrally located, preserved building core stands out in contrast with black aluminum cladding. Inside are flexible office spaces that can be used as individual, group, or open-plan offices.

Planet Development

At Forty Four, die developer has implemented its own office concept and has been based there since its completion.
The modern, futuristic interior design and the extravagant selection of furnishings create an extraordinary yet inviting atmosphere for die developer’s employees and visitors.
Warm colors and dark natural tones combine with a variety of materials and surfaces—from velvet to metal—to create a sophisticated whole—a modern office design for the workplace of tomorrow.

Sustainability

In 2019, the Forty Four received DGNB Gold certification, which recognizes the project for its resource-efficient construction methods.
In addition, DGNB-certified buildings contribute less to greenhouse gas emissions and can largely be recycled back into the raw materials cycle. They also help reduce waste generation, thereby actively protecting our environment.
Furthermore, Forty Four received a Platinum WiredScore, which certifies its exceptionally reliable, fast, and future-proof connectivity for businesses and users.

Responsibility

From 2015 to 2017, die developer served as project developer and were primarily responsible for the renovation of the existing building. Since 2025, they have been overseeing the maintenance and continued leasing of the office tower.
