The existing buildings were renovated in accordance with ESG criteria to create an oasis for people, offering not only modern workspaces but also a beautifully designed courtyard that provides space to breathe, relax, and linger. This approach has since been recognized: The property is fully leased to tenants with strong credit ratings.
The project name OASIS says it all for this office property: The aging existing buildings at Heesenstraße 31 were transformed into an oasis for people, incorporating ESG criteria to offer not only modern workspaces but also a beautifully designed courtyard that provides space to breathe, relax, and linger. The approximately 6,870 m² property was owned by FUJIFILM Europe GmbH for about 50 years before it was demolished starting in 2022 and subsequently refurbished.
It is located in a diverse neighborhood and offers excellent access to both Düsseldorf Airport and the city center. Shopping amenities are within walking distance. With a leasable area of approximately 12,000 m², approximately 650 new jobs were created, for which over 200 parking spaces are available.
The front section of the building underwent a complete renovation; the rear section—with the exception of the facade and roof—was also completely refurbished on the inside. The usage concept is based on several pillars: In addition to modern office spaces, the property features an in-house restaurant for daily meals, including the option to book events, a sports oasis with a fitness room, bike hub, and changing rooms/showers, a dental practice, and approximately 300 m² of terrace space surrounding the water feature. The quality of the environment in the oasis helps to offer tenants significant added value beyond the actual office workspace. This was recognized by the creditworthy anchor tenants, such as Wayss & Freytag AG and CGI Germany, when they signed their leases.
This project focuses on reducing CO₂ emissions by preserving the building’s load-bearing structure, reusing existing fixtures, utilizing recycled materials, and installing a photovoltaic system. An energy-efficient mobility plan—featuring charging infrastructure and a large bicycle garage within the building—complements this sustainable approach. DGNB certification attests to the project’s environmental quality.
